Marketing services for commercial and multi-unit boiler companies
A commercial boiler contract is rarely won on the night a building loses heat. It is won months earlier, when a property manager already had your name, your insurance certificate and a one-page summary of what you maintain. Boilers.Marketing builds that position for you: in search results, in the inboxes of the people who approve service agreements, and in the documents they forward to their boards.
Who signs commercial boiler work, and why that changes everything
The person who calls you is often not the person who decides. In a multi-unit building, the call may come from a resident manager or a building operator, while the agreement is approved by a portfolio manager, a strata council or a condo board, sometimes with an owner's representative reviewing the price.
That means your marketing has to speak to at least three readers:
- The operator wants fast response, clear after-hours instructions and a technician who explains what they found.
- The manager wants predictable costs, clean documentation for inspections and insurers, and one less thing to chase.
- The board or owner wants proof you are established, a fair price against alternatives, and no surprises at the annual meeting.
Most boiler company websites talk only to the first reader. Our property manager and strata pipeline work is built to reach the second and third, and our guide on how property managers buy boiler service explains the decision path in detail.
The arithmetic that makes commercial worth the effort
Commercial accounts are slower to win, but they compound. Here is an illustrative example you can redo with your own figures.
Say a typical mid-rise service agreement is worth $5,000 a year in maintenance, and that the same building spends another $5,000 a year on repairs and parts you would quote first. If 85% of agreements renew each year, the average agreement lasts a little over six years. That one building is worth roughly $60,000 in revenue over its life with you.
If your gross margin on that work is 40%, each signed building is worth about $24,000 in gross profit. Against that, spending $6,000 in marketing and sales time to win one building is a sensible trade, and most owners we speak to have never done this calculation. Our service agreement economics guide walks through it step by step, including what happens when renewal rates slip.
What we do for commercial boiler companies
We plan, build and run the marketing that gets your company onto shortlists and keeps it there. Each service has its own page:
- Commercial boiler search: SEO and Google Ads for "commercial boiler repair", "boiler service contract" and building-type searches in your service area
- Property manager and strata pipeline: account lists, consent-aware outreach and follow-up
- Service agreement marketing: converting repair customers into annual agreements and protecting renewals
- Capability statements and tender content: the documents buyers request before a walkthrough
- Websites for commercial buyers: organised by building type and buyer role
The services overview explains how to choose between them if your budget only covers one or two to start.
Proof from boiler work we have done
Our case studies are real HVAC and boiler results for named clients. GasBoilers.ca is a gas-boiler division built for CANRO Heat that serves 26+ BC communities and holds a 5.0★ rating from 76+ Google reviews. CanroHeat.ca reached 250% lead growth, and BoilerPart.ca runs 2,000+ programmatic pages with 180% organic traffic growth.
None of these is a commercial-only account, and we say so plainly. What transfers to commercial work is the method: specific pages for specific buyers, a clear offer and patient measurement. The results page separates what each case shows from what it does not.
Where we work
We work Canada-wide. The commercial boiler market looks different in each region: Ontario's dense condominium stock and TSSA oversight, BC's strata buildings and Technical Safety BC, Alberta's ABSA pressure-equipment system, and the oil-heated buildings still common in parts of Atlantic Canada. The areas hub links to all 11 region pages.
Who we are, and what we are not
Boilers.Marketing is part of the Sedighi.ca and SAZ.ca group of companies. We are Canadian, headquartered in Vancouver, British Columbia, and led by Ali Sedighi, MBA, who has 17+ years of marketing experience and has built 150+ live HVAC websites.
We are a marketing and business consulting service. We are not an HVAC contractor: we do not install, repair or service boilers, we hold no gas or pressure-equipment licences, and we give no code or compliance advice. Read more about how we work, see plans and pricing, or call, text or email to talk it through.
Frequently asked questions
What is Boilers.Marketing?
Boilers.Marketing is a Canadian digital marketing and business consulting service for commercial and multi-unit boiler companies. We belong to the Sedighi.ca and SAZ.ca group of companies, work from a Vancouver headquarters, and Ali Sedighi, MBA, leads every engagement.
Do you service or install boilers?
No. We are not an HVAC contractor and we never install, repair, inspect or service equipment. We market and advise the companies that do, and we never bid against our clients for building work.
Is this different from residential boiler marketing?
Very. A homeowner decides in a day or two; a property manager may take a full budget cycle and answer to a board. Commercial work needs account lists, capability documents, service agreement offers and longer follow-up, not just a map listing.
How much does it cost?
Plans start at $2,998 per month and websites at $3,500 one-time, in Canadian dollars, plus GST or HST at your province's rate (GST and QST in Quebec). There is a 7-day free trial with no credit card and no lock-in.
Can you promise a number of new contracts?
No one honest can. We show you the arithmetic behind a plan, the results our HVAC work has produced for named clients, and the exact numbers we will report to you each month.
Do you work outside British Columbia?
Yes. We work with boiler companies in all 10 provinces and 3 territories, and each region page covers the local boiler regulator, climate and building stock that shape commercial marketing there.
